- Collaborates with the Business Architect/Operations Manager to develop actionable Business

- Partners with PM and Business Process Architect for rollouts of more complex projects. Act
as architectural design leader for projects and subprojects of various technical complexity transforming
common business requirements into efficient software designs.
- Coordinates Design sessions with internal and external teams.

set by the Business Architect.

Qualifications:

Market Development Representative, Houston
The Market Development Representative will be dedicate to expanding OMN's real estate platform
by consistently securing new real estate partners in their territory. The Market Development Representative
will develop and manage a real estate pipeline for assigned territory/building, market OMN's services, generate
interest in the real estate community, present the OMN business to Building owners, managers, developers,
investor and brokers and negotiate OMN service agreements. He/she will collaborate with the entire OMN tema
to help advance OMN's real estate vision and strategy on an ongoing basis.
Essential Job Functions:
Key responsibilities of the Market Development Representative position include:
- Prospecting and cultivating strong relationships with the commercial real estate community
in their territory and its surrounding suburbs. Includes active participation in commercial real estate industry
groups.
- Meeting or exceeding the quarterly real estate development goals in assigned territory.
- Establishing and managing approved pipline of target building owners, managers, developers,
brokers and investors in assigned territory.
- Developing and leading presentations to all levels of management within prospective real
estate partner organizations through all phases of the property development process.
- Drafting term sheets, confidentiality agreements, and other necesary documentation for issuance
to real estate partners and coordinating with Legal to draft/revise real estate service agreements.
- Negotiating key business terms with prospective real estate partners based on OMN's standard
policy.
- Assisting with introductions, presentations, negotiations, documentation and amnagement of
OMN's top 24 target REITs that are based in assigned territory.
- Actively promoting OMN's interests to real estate partners on an ongoing basis.
- Performing real estate research and maintaining and updating all required property development
data for assigned territory/parnters in OMN's company-wide operating system on a regular basis
- Use technology to support sales efforts on a regular basis.
- Building and maintaining assumptions for pipeline deals and developing buildout projections
for assigned territory/buildings.
- Helping advance OMN's business plan and strategy by sharing general real estate and building-specific
knowledge to the OMN team on an ongoing basis.
- Serving as an in-house commercial real estate authority and keeping abreast of the latest
building deals, news and players withing assigned territory.
- Working closely with and assisting Property Services Managers and Operations team to stay
abreast of OMN's real estate execution.
- Assisting in sales training//coaching of the Property Development team as needed.
Qualifications:
The ideal candidate will have 3 to 5 years of sales experience within the commercial real estate
industry, particularly in management, leasing, brokerage and/or servicing commercial real estate. He/she must
have strong existing relationships within the commercial real estate community in their territory and have
the ability to develop new relationships on an ongoing basis. He/she must have a strong working knowledge
of technology and operations. The candidate will also:
- Possess very strong written and oral communication skills and be comfortable presenting to
